L.U. Simon Builders Pty Ltd has a proven track record of delivering and completing projects across all sectors including: - high and medium rise residential; - commercial offices; - hospitals; - educational; - retail and - industrial projects.
The company offers significant past experience in commercial and retail work, where we understand the critical nature of program deadlines and the need to expedite the uninterrupted recommencement of client operations.
Subcontractors to all our projects must have expertise in demanding construction environments. They are selected according to our strict project criteria including their quality of work, available workforce, financial capability, previous experience and cost-competitiveness.
A significant portion of our total company turnover in the past ten years has been in delivering medium-density design & construct residential projects involving:
- Developing close working relationships with local authorities, councils, traffic control and utility service providers;
- Managing the interfaces with adjoining commercial and residential property owners; and
- Management experience in delivering high quality finishes using the most cost-effective and optimal buildability construction techniques.
We place particular focus on collaborative relationships between all project stakeholders. We assist in developing a regime of open communications and a proactive attitude toward problem resolution. Quality Assurance
Our commitment to produce a quality product is paramount through all levels of the organisation and is an essential component of the company's success. The primary objective is zero non-conformances.
In keeping with this commitment and philosophy we have developed and implemented a system in accordance with ISO 9002/AS 3902. This has been achieved with the assistance of our assessing body Davis Langdon International Quality Pty Ltd (DLIQ).
Industrial Relations
Our good industrial relations performance is a consequence of maintaining close working relationships with our long term workforce and the respective Unions.
This performance is reinforced by a proactive attitude toward the identification, control and management of issues before they arise as problems. As a result productivity levels have been maintained and improved. Lost time since 2003 is almost zero, apart from disruptions due to state wide issues.
Occupational Health & Safety
We are determined to make our work places the safest in the industry.
Construction sites and facilities are managed and maintained to the highest standards of health and safety. Controls are implemented in accordance with the Victorian Occupational Health and Safety Act together with associated regulations and codes of practice. All employers and employees are required to conform to the company's "Safety and Rehabilitation Policy".
Two MBAV awards for “Excellence in Health and Safety” demonstrate the importance and manner in which the Company pursues this responsibility.
Design Management
L .U. Simon Builders Pty Ltd has a strong track record in successfully providing design management services to clients. We understand and deliver the client’s need for service and accountability.
Successful design management demands expertise in design, buildability and cost control rather than merely the co-ordination of consultants.
Design management introduces practical “hands on” experience ensuring constructability and design details that reflect best industry practice.
Value management and engineering is an important part of the design development process. It provides the opportunity to eliminate errors and discrepancies in the design reducing the number and cost of variations.
Value Management
L.U. Simon Builders Pty Ltd has a demonstrated track record of providing value for money projects resulting from the application of both formal and informal value engineering exercises, without detriment to the quality or amenity of the facility. Value management analyses the function of the end product rather than isolated examples of obvious cost saving items. It provides a logical, disciplined method for decision making at the design stage.
Alternative solutions are developed through innovative thinking, harnessing group energy and creativity.
Environmental Management
L.U. Simon Builders Pty Ltd is experienced in controlling construction site environmental impacts through rigorous environmental management procedures at numerous sites.
We are committed to delivering and providing a construction process that takes into account the strict environmental standards and expectations of all major stakeholders. These include clients, environmental authorities, government and government agencies and the broader environmental and community groups.
Project strategies and procedures have been developed in close consultation with the Environmental Protection Authority (EPA) Victoria and other regulatory bodies to ensure the safety of site personnel and the public at large.
Ecologically Sustainable Design (ESD)
L.U. Simon Builders Pty Ltd is committed to the principal of Environmentally Sustainable Design (ESD) in construction as well as ongoing facility management of all our projects. In design management the responsibilities are far broader including permanent impacts influenced by design criteria, facility planning and operating practices.
Waste management is one of the major areas for achieving ESD principles. Accordingly we set the minimisation and removal of waste as the highest priority. Strategies include the selection and management of appropriate design, materials, products and recycling programs.
Partnering
Our focus is to foster and contribute toward instilling a co-operative environment through open communication between all members of the project team, from project conception through to completion.
We endeavour to practise the principles of partnering on an informal basis for our numerous projects. References from clients and consultants will confirm our success in this process.
Formal project team partnering is a more structured management approach. In this instance participants actively engage in a workshop involving all team members with similar objectives to our informal processes.

Cost Management
‘JOBPAC’, a proprietary computer system universally adopted by the construction industry, forms the basis of our business and project administration management system. It provides us with an effective contract administration system necessary to efficiently manage our operations, which typically involves fifteen to twenty projects under construction or in post contract stages. It can accommodate projects being delivered under a variety of methods requiring variants to the system processes.
Programming
All programming is analysed, prepared and produced using Microsoft Project software. Programs are jointly prepared by project teams in association with our head office senior planner. The senior planner is also responsible for monitoring the program throughout project duration.
Document Control
The proprietary system ‘Aconex’ is employed for this activity. It is a common software package used within the construction industry. Specific consultant or client requirements can be accommodated where required.
